New support available for large-scale renovations of run-down housing

Since 1er January 2024, Ma Prime Logement Decent allows you to obtain financial assistance for the rehabilitation of undignified or degraded housing. You can take advantage of it if you are a homeowner with modest incomes and the home in question is your principal residence, or if you rent the property you own by applying a capped rent level.

The work eligible for My Decent Housing Premium is that which addresses a proven health or safety risk, such as:

  • a situation of peril;
  • a case of unsanitary conditions;
  • a risk of exposure to lead;
  • a situation of serious deterioration.

Rehabilitation operations may include:

  • renovate an electricity and gas network;
  • change a roof;
  • strengthening the foundations of housing.

What are the conditions for taking advantage of it?

For owners occupying their property

If you own the property concerned by the works and it is your main residence, to benefit from My Decent Housing Premium you must in particular:

  • your home was built more than 15 years ago;
  • the work is carried out by qualified professionals (except in cases of accompanied self-rehabilitation);
  • your home has been assessed by an operator using a degradation grid;
  • that your dwelling reaches, after completion of the work, at least level E of the energy performance diagnosis (the EPD, classified from A to G, gives information on the energy and climate performance of a dwelling or building).

Moreover, assistance is reserved for homeowners on “modest” or “very modest” incomes.

For owners renting their property

If you rent your property, to benefit from My Decent Housing Premium you must, among other things:

  • whether you rent your unfurnished property to a tenant with a low level of resources (this level varies depending on the agreement you sign with the National Housing Agency);
  • the tenant is not a member of your family or tax household;
  • whether you rent your property at a capped rent level (the ceilings are defined annually by municipality or district);
  • that your dwelling reaches at least the EPD level D after completion of the work.

What is the level of support?

When you use My Decent Housing Premium as the owner occupying his property, you receive support for:

  • 80% of the amount of your work if you are part of a household with very low incomes (90% of the cost is covered if the work also eliminates the need for the house to be a heat strainer);
  • 60% of the amount of your work if you are part of a household with a modest income (70% of the cost is covered if the work also means that the house is no longer a heat strainer).

In both cases, the cost of the work must not exceed €70,000.

When you use the device as a landlord renting its property, you can benefit from 35% of the amount of your work renovation. The maximum amount of work must be:

  • € 80 000, if the housing is very degraded;
  • € 60 000, in the case of degraded housing.

You can use the France Rénov' simulator in order to ensure that your work is eligible for the Ma Prime Logement Décent scheme.

Please note

“Ma Prime Logement Decent” replaces two other schemes previously proposed by the National Housing Agency: “Habiter Sain” and “Habiter Serein”, which allowed for up to 50% of the work carried out to the respective grant limits of €10,000 and €25,000.

How do I get help from My Decent Housing Premium?

Your request for help is as follows:

  • you must first create an account on the website of the National Housing Agency ;
  • you will then be directed to an information point and you will be able to choose an accompanying person for your work project;
  • you will then be able to assemble your application file with your guide;
  • you will receive the aid after the work is completed.

If you're not generally comfortable with the internet or if you feel that this request for help is too complicated, you can appoint someone to do the work for you. You will be able to monitor the progress of your project and regain control at any time. To find the agent who will accompany you, you can in particular contact an advisor France Rénov'.
