When to rent a house purchased with a PTZ or a loan agreement?

It is possible to rent the house purchased with a PTZ or PAS or a loan, but under certain conditions. These conditions depend in particular on the date of receipt of the loan:

Loan obtained since 2016

During the 6 years following the payment of the loan

You can lease the unit within 6 years of the loan payment date, if the following 2 conditions are met:

  • You are in a special situation
  • You respect specific leasing rules
Special situation

You must be in one of the following special situations:

  • The home will become your principal residence at the time of your retirement, which will occur in less than 6 years (i.e. less than 12 years after payment of the loan)
  • You're on a job mobility. As a result, your new (one-way) journey from your place of activity to the funded accommodation is at least 50 km or represents a transport time of at least 1 h 30.
  • You divorce or end your Civil partnerships: titleContent
  • You are disabled or incapacitated and you have a disability card or a mobility inclusion card (MIC) marked “disability”
  • You have been unemployed for more than a year and your situation is evidenced by your registration with France Travail (formerly Pôle emploi)
Specific leasing rules

You must follow all of the following rules:

You are obliged to inform your bank of the rental of the accommodation. If you are receiving APL: titleContent for this accommodation, you must inform the Caf: titleContent (or the MSA: titleContent if you are dependent on the farm plan).

More than 6 years after payment of the loan

The accommodation purchased with a PTZ: titleContent or an agreed loan or a NOT: titleContent can be rented out.

Loan obtained before 2016

More than 6 years after payment of the loan

You can rent the house after 6 years from the date of payment of the loan, provided you have the agreement of your bank.

To do this, you must send a letter to your bank. This letter should present your situation (recall of the loan and the dwelling concerned) and ask her if she does not object to the rental of the dwelling.

If the bank agrees, the loan (NOT: titleContent, PTZ: titleContent or agreed loan) can be maintained and the rental of the accommodation is free.

During the 6 years following the payment of the loan

You can rent the unit before you have fully repaid the loan, if you meet the following 2 conditions:

  • You are in a special situation
  • You respect specific leasing rules

Your loan is repaid in full

The accommodation purchased with a PTZ: titleContent or an agreed loan or a NOT: titleContent can be rented out.
