Under certain conditions, the salary of the maintenance staff (caretaker or janitor or employee) is an expense that the tenant must pay. These charges are called recoverable from the tenant.

Please note

The building employee did not no function housing in the condominium, unlike the custodian or the concierge. He is hired by a company.

Caretaker or janitor

Maintenance of the common areas + disposal of waste

Salary-related expenses (remuneration + social and tax charges) are paid up to 75% by the tenant. The 25% the remaining costs are borne by the landlord.

FYI

A couple of guardians or janitors who, under a joint employment contract, maintain the common areas of the building and getting out of the garbage can be treated as a single staff. Only one salary is therefore paid for the 2.

Maintenance of common areas only (cleaning, watering, changing of light bulbs...)

Salary-related expenses (remuneration + social and tax charges) are paid by the tenant up to 40%. The 60% the remaining costs are borne by the landlord.
