You want to buy a house, you see the real estate ads and you want to know the information that should appear there? We're doing an update on the regulations.
Regardless of the type of accommodation you are looking for, the content of the real estate ad is identical. However, for a condominium property, the listing is supplemented by information about the condominium.
General case
The real estate listing gives the main features of the goods sold:
- Property type (apartment, loft, house...)
- Geographical location
- Area and composition
- Condition of the property (works to be planned, new, renovated...)
The description must be precise. Otherwise, the advertisement may be misleading and misleading to consumers. It's a offense which is punishable by criminal sanctions.

The advertisement must specify the energy classification of the property as determined by the energy performance diagnostics (EDP). It estimates the energy consumption of the house and its greenhouse gas emission rate.
This obligation applies to all enclosed and covered buildings with heating or hot water. It does not cover buildings to be built if the announcement is made before the completion of the work.
The EPD shall indicate the amount of annual theoretical expenditure on energy for standard use.
The real estate agent must inform the consumer about major natural and technological risks, mining risks, the decline of the coastline and soil pollution.
The property advertisement shall include the following statement: ‘Information on the risks to which this property is exposed is available on the Georisques website: www.georisques.gouv.fr ”.
The announcement must also include real estate agency information :
- Number SIREN (company Directory Identification System)
- Mention of the registration of the real estate agent at the one-stop-shop for company formalities
Condominium property
