What are the real estate diagnostics to be provided in case of rental?

The lessor must provide you with the following:
- Energy Performance Diagnostic (EDP) valid
- Lead Risk Assessment (Crep)
- State of indoor electricity installation if the installation is more than 15 years old
- State of indoor gas installation if the installation is more than 15 years old
- State of risks (natural, mining, technological, seismic, radon...), if the dwelling is in an affected area
- Noise Diagnosis, if the dwelling is in an affected area

The law requires an asbestos diagnosis. Pending the issuance of the implementing decree, it is recommended that this document be made available to the tenant.
These diagnostics must be grouped into a folder called the Technical Diagnostic Record (DDT).
The lessor must attach this file to the lease at the time of signature and in the event of renewal of the lease. It is sent to you by dematerialized means (e-mail, for example) unless you or your lessor object.
Please note
diagnostics must be performed before rental by a certified diagnoser (except for noise diagnostics and risk status), preferably even before the rental advertisement is published.
