Housing for rent: what should the owner's announcement indicate?

If you are a landlord (non-professional property owner) and you rent a home with a residential lease, your listing must follow certain rules. These rules differ according to the municipality of the dwelling. Indeed, there are specific rules for the municipalities of Paris, Lille (Hellemmes and Lomme), Montpellier, Bordeaux, Lyon and Villeurbanne and the intercommunalities ofIs Together and Common plain.
General case
Regardless of the medium in which it is published (e.g. Internet), the advertisement must include the following information:
- Mention that the accommodation for rent is a furnished dwelling, if so
- Amount of monthly rent, plus leasehold charges (or recoverable charges), if so.
Following the amount of the monthly rent, the per month (or /month) shall be indicated and, if so, the indication charges included (or CC). - Amount of leasehold charges (or recoverable charges) and how they are settled, if so
- Amount of security deposit, if required by the owner (but security deposit is forbidden in the case of a mobility lease)
- Amount TTC: titleContent to be paid by the tenant for the realization of the state of the places of entry, if so
- Mention of the municipality (and the arrondissement for Marseille) where the rental accommodation is located
- Area of the dwelling to rent (in m2 of living space)
- Energy performance ranking of housing
If the dwelling is classified F or G, it must be indicated Housing with excessive energy consumption - Housing ranking for greenhouse gas emissions
- Amount of theoretical expenditure on heating (and the reference year of energy prices used to establish this estimate)
This amount must be preceded by the entry Estimated annual energy expenditure for standard use

In the event of major natural and technological risks, mining risks, retreat of the coastline or soil pollution, the advertisement must include the following statement: Information on the risks to which this property is exposed is available on the Georistics website: www.georisques.gouv.fr.

Warning
- The mention Area subject to rent control must be indicated before the reference to the reference rent plus, base rent and rent supplement.
- The font size of the monthly rent amount, plus the rent supplement and recoverable charges, if so, must be greater than the reference rent plus the base rent plus the rent plus the rent supplement.
- In the event of major natural and technological risks, mining risks, retreat of the coastline or soil pollution, the advertisement must include the following statement: Information on the risks to which this property is exposed is available on the Georistics website: www.georisques.gouv.fr.
