Your condominium syndicate wishes to carry out major energy renovation works in the condominium? The National Housing Agency (Anah) may grant financial aid MaPrimeRenovation' Condominium. We're taking stock of what we need to know.

MaPrimeRénov' Condominium may be granted to syndicates of co-owners for carrying out the following work:

  • Energy renovation on the common parts and common equipment of the building and on the private parts
  • Accessibility in the common areas and common equipment of the building.

The co-owners finance the work according to their co-ownership shareand receive the same proportion of aid.

Conditions relating to co-ownership and the work to be undertaken must be respected.

Conditions relating to co-ownership

The condominium must fulfill 3 conditions:

  • Be registered and updated in the national register of condominiums
  • Composed of at least 65% of principal residences (for co-properties of 20 lots or less) or of at least 75% for condominiums of more than 20 lots
  • Have been built for at least 15 years on the date of notification of the decision to grant MaPrimeRénov' Co-ownership. This period shall start on the date of completion of the building. This may not be required for accessibility work.

Conditions related to the work

The work concerned shall be fixed on a list (insulation, waterproofing, ventilation, water network, electricity, heating...).However, works that are not in this list can be accepted by the Anah on a case-by-case basis when they are necessary to meet the specific needs of the condominium.

Please note

The work to make the building accessible and on the common areas and common equipment is also covered by MaPrimeRénov' Co-ownership.

The work may involve:

  • On the whole condominium, or on some buildings only
  • On the common areas and common building and/or private parts where the works have a collective interest.

The work must improve the energy performance of the building(s) at least 35% (except for condominiums located overseas which are subject to special regulations).

An energy assessment (or energy audit) must be carried out before and after work to justify the energy gain.

The work must be carried out by a recognized environmental professional (EGR).

Compulsory assistance

The co-owners' union must be accompanied by an operator providing project management assistance (AMO).

The AMO accompanies and provides advice in the preparation of the project work, the assembly of the application file, the follow-up of the work...

When the amount of work exceeds €100,000, a full project management assignment by a professional project manager is also required.

The member puts the trustee in contact with an AMO.

AMO intervention is supported at 50% the amount of the benefit up to a maximum of:

  • €600 excluding taxes (HT) per dwelling for condominiums of more than 20 dwellings with a floor amount of €3,000
  • Or €1,000 HT per dwelling for condominiums of 20 dwellings or less with a floor amount of €3,000.

Depending on the scope of the work, MaPrimeRénov' Co-ownership finances:

  • 30% work which results in an energy saving of at least 35% up to a ceiling per dwelling of €25,000 (except for condominiums located overseas which are subject to special regulations)
  • 45% work which results in an energy saving of at least €50 up to a ceiling per dwelling of €25,000 (except for condominiums located overseas which are subject to special regulations).

One bonus of 20% may be granted if co-ownership is said fragile. This is the case if:

  • It has a rate of unpaid charges of at least 8% of the voted budget for year N-2 (2022 for applications made in 2024)
  • Or if it is located in a neighborhood identified under the New National Urban Renewal Program (NPRNU).

In addition, a bonus of 10% may be granted in case of withdrawal from the status of energy strainer if the condominium passes from a class F or G on the energy performance diagnosis before work at a class A to D after work.

When it comes to accessibility work, MaPrimeRénov' Co-ownership finances 50% works up to a ceiling per dwelling of €20,000.

Of individual premiums for co-owners may also be awarded in the case of energy renovation work:

  • €1,500 for co-owners with modest resources
  • €3,000 for co-owners with very modest resources.

The trustee Co-ownership makes the request for help MaPrimeRénov' Co-ownership on behalf of the co-owners' union.

Before filing the application, the trustee must verify that the condominium is registered in the national register of condominiums.

In addition, the decision to use the MaPrimeRénov' Co-ownership aid must be voted at the general meeting of the co-owners at the absolute majority before the MaPrimeRénov' aid application is submitted.

Warning  

The work carried out under the MaPrimeRénov' Condominium aid also requires a vote by the absolute majority co-owners.

The absolute majority (said majority of article 25 of law no. 65-557 of july 10, 1965) corresponds to the majority of the votes of all the co-owners of the building (present, represented and absent).

If the decision has received at least of the votes, it may be the subject of a 2nd simple majority vote on article 24 (majority of votes of co-owners present, represented or voting by mail).

Ask for help MaPrimeRénov' Co-ownership

He must file a single application for assistance MaPrimeRénov' Co-ownership for all co-owners.

He must indicate his SIRET number (if professional trustee).

The file must contain certain documents (in particular the detailed description of the works, specifications, energy audit). The complete list of documents to be provided is mentioned at the time of filling out the MaPrimeRénov' Condominium online help request form.

When the application is lodged, the trustee means the AMO who will accompany the condominium.

The trustee receives an email validating the file and can start the work.

MaPrimeRenovation' Condominium does not accumulate with individual aid from the Anah for identical work (e.g. Classic MaPrimeRenovation, MaPrimeAdapt').

A co-owner can accumulate MaPrimeRénov' Co-ownership and MaPrimeRénov’ if he wishes to carry out energy renovation works in his apartment, in addition to the work carried out on the condominium.

The trustee must send the Anah the invoices of the professional who carried out the work. To do this, he must reconnect to his personal account and scan the invoices.

The trustee receives the payment of the premium on behalf of the co-owners' union. It allocates the premium among the co-owners according to their co-ownership share.
