Facade renovation of a building: how often should it be done?
Verified 15 March 2024 - Directorate for Legal and Administrative Information (Prime Minister)
It depends on whether or not there is a prefectural order.
Indeed, in some communes, a prefectural order may compel the building owners (or syndicates of co-owners when the building is in condominium) to have a facade work carried out at a regular frequency. This applies in particular to Paris, Lyon and Nantes.
Inquiries should be made at city planning department of the City Hall (or consult its website) to find out if you are concerned by this obligation.

Existence of a Prefectural Order
The repair must be carried out at least once every 10 years.
FYI
When the building is in co-ownership, the costs of recharge are distributed between the co-owners according to their tenths.
If the facade work is not done in a six-month period or, if it is not completed, the mayor may require the owner or the union of the co-owners to carry out this work within a period of time up to 1 year.
Without action by the owner or the union of co-owners within this period, the mayor may have the facade work carried out in their place.
The owner or union of the co-owners will then have to reimburse the costs committed to the refurbishment. These fees are accompanied by a fine of €3,750.
Absence of a Prefectural Order
In municipalities not covered by a prefectural decree, no recurrence is not intended to have the facade work carried out.
